PHH wants to make sure your homebuying experience goes as smoothly as possible. That's why we exclusively offer PHH Lock & Shop to Pre-Approved customers. While you’re searching for your next home, look with the peace-of-mind that if rates go up, you're protected, and if rates go down, you can still take advantage.

Lock and Shop option is only available for borrowers who have been Pre-Approved with PHH Mortgage for a new purchase loan. A property address cannot have been provided yet. Valid for standard, Conventional and Government Fixed-Rate products only, not applicable for Jumbo loans. Lock and Shop option not available for properties located in MA, OR. Upon expiration of the initial lock period, and extension will be available. Upon expiration of the extension period, if the loan has not yet closed, the lock will be invalid and will require a new lock, subject to worst-case pricing.

When you find that next home, there is nothing more critical than getting to closing on time. That’s why we guarantee that you will close on time, or we’ll give you $1,500!

PHH Mortgage has made major enhancements to simplify our homebuying process and make it as stress-free as possible. We now provide paperless options like our digital loan application, asset verification, and Hybrid E-closing processes.

The PHH Purchase Close-on-Time Guarantee is our assurance that you will get to closing on time. If your closing date is missed, you will receive a $1500 credit toward closing costs. To be eligible for the PHH Mortgage Close-on-Time Guarantee, the contract closing date must be at least 25 calendar days after we receive a completed mortgage application, supporting documents, and a fully executed purchase agreement. It is required that you create an account and submit all documentation through PHH’s digital loan portal and that all requested items are returned within 24 hours. Eligibility may be impacted by changes in dates or loan terms, changes to credit, income or employment, or failure to meet any contractual requirements from the buyer/seller. The loan must be a PHH approved purchase loan product and meet investor guidelines. This offer is not eligible in states where PHH is not currently licensed. If we do not close on time and all requirements of the guarantee listed above have been met, you will receive lender credits totaling $1500.

We're always looking for ways to make life easier for homebuyers. If you’re a current PHH homeowner, you now have the option to transfer the escrow balance from the home you're selling to the home you're buying! This means less cash out-of-pocket for you and is exclusively available to you, as a PHH customer, if you choose PHH Mortgage as your lender for your new home purchase loan.

Escrow Transfer requires that customers are selling a property that is currently serviced by PHH and has a positive escrow balance. The house being sold must close within 9 days of the closing of the house being purchased. All individuals listed on the current mortgage must remain the on the new mortgage. Additional limitations may apply.
